Muhurta for Buying Property
Buying land or a home is treated in classical muhurta together with the founding of a house: bhumi kraya and vastu arambha. The difference between the deal and the move is substantial — the deal belongs to ownership and money, the entry into the house belongs to living in it — so the dates for them are chosen separately.
The distinction is not a formality. The deal and the housewarming have different principal houses, different significators and even different preferences as to the lunar cycle, so a day ideal for signing may be mediocre for entering the house, and the other way round. Two dates are usually selected: one for the paperwork, one for the griha pravesha.
What answers for the deal
One looks at the fourth house of the chart of the moment — real estate and land — and at its lord, at Mars as the natural significator of land and Saturn as the significator of old buildings. The second and eleventh houses answer for money coming in and going out. The fourth house and its lord should be unafflicted and the lagna should stand in a fixed sign: a property deal ought to be long in its consequences.
To this is added the seventh house — the other party to the deal, the seller — and Mercury, who answers for the documents and the accounts. A useful rule of classical muhurta: if the seventh house of the moment and its lord are noticeably stronger than the lagna, the advantage in the deal stays with the seller. For a purchase one looks for a moment where the lagna is stronger, or at least comparable.
The twelfth house in this muhurta is read as expenditure: a heavy affliction of it is associated with costs beyond what was agreed — surcharges, repairs, hidden fees of registration. The eighth house of the moment is left empty: in deals it answers for other people's money, for credit and for the hidden circumstances of the object.
Auspicious guidelines
Nakshatras of the stable (dhruva) and soft nature: Rohini, Uttara Phalguni, Uttara Ashadha, Uttara Bhadrapada, Mrigashira, Chitra, Anuradha, Revati, Dhanishta, Shatabhisha. Tithis: 2, 3, 5, 7, 10, 11, 13 of the waxing Moon. Weekdays: Monday, Wednesday, Thursday, Friday. A waxing Moon is preferable to a waning one for a purchase: it is connected with the increase of property.
The stable nakshatras are not chosen at random: the dhruva group traditionally answers for everything that must stand and not change — buildings, plantings, taking possession. The rikta tithis — the 4th, 9th and 14th lunar days — are excluded, as are ashtami and chaturdashi. Of the yogas, Vyatipata, Vaidhriti, Parigha, Vyaghata, Shula, Ganda, Atiganda and Vajra are not used.
The lagna is preferred in the fixed signs — Taurus, Leo, Scorpio, Aquarius. Benefics are placed in the kendras and trikonas, malefics moved into the third, sixth and eleventh houses. Of the daily stretches, rahu kala, yamaganda and gulika kala are excluded; they are reckoned from local sunrise for the city where the deal takes place.
Land, building and a finished home
The classical texts separate three cases. Bhumi kraya is the purchase of land: here the chief significator is Mars, and the lagna is taken in an earth sign where possible. Vastu arambha and shilanyasa are the beginning of building and the laying of the foundation: the requirements are strictest of all, because the house counts its age from that day rather than from the housewarming; stable nakshatras, a waxing Moon and a clean fourth house are taken. Buying a finished home stands between them: the house already exists, so Saturn as the significator of old buildings is examined too.
For a resale home there is a further practical subtlety: such a house already has a history, and muhurta does not affect it. All it can do is set favourable circumstances for the transfer of ownership. The object itself must be assessed by other means.
If the purchase is on credit
A mortgage adds the sixth house to the deal — debts and obligations — and Saturn as the planet of long burdens. A day on which the sixth house of the moment is occupied by malefics while its lord is strong counts as a poor one for taking on debt: the obligation turns out heavier than it looked at signing. The favourable sign is a weak lord of the sixth house with strong second and eleventh houses: income covers the payment.
The date of signing a credit agreement is in any case almost never freely chosen — the bank sets it. In that case the muhurta is applied to the hour rather than the day, and the main things are checked: that the moment does not fall in vishti or rahu kala.
Matching the buyer's chart
Chandra bala is checked: the transiting Moon must not stand in the fourth, eighth or twelfth house from the buyer's natal Moon. Tara bala is checked: the nakshatra of the day must not fall into janma, vipat, pratyari or vadha from the natal nakshatra.
It is worth looking at the periods as well. Buying a home almost always falls in a dasha or antardasha of planets connected with the fourth house, its lord, or with Venus and Mars; if nothing of the kind appears in the current periods, it is worth giving more thought to the decision itself and not only to the date. Both calculations rest on the natal Moon and therefore need a correct birth time — if it is approximate, it makes sense to go through rectification first.
What is avoided
One does not sign in the karana vishti, on amavasya, on the days of eclipses, in gandanta or in rahu kala. A retrograde or combust Mercury is avoided: he answers for documents, and his weakness in muhurta is traditionally associated with errors in the paperwork and the need to redo it. A time when the Moon passes the eighth or twelfth house from the buyer's natal Moon is not taken.
Nor is the waning Moon of the last quarter used — that phase is left for finishing matters and closing debts, not for acquisitions. Of the months, adhika masa is avoided in the strict tradition; chaturmasya is not considered an obstacle to a deal, unlike entering a house.
Deposit, deal, registration
A property purchase has several dates: the preliminary agreement and the deposit, the main deal, the transfer of money, the registration of title, the handing over of the keys. Tradition takes as the event the moment at which the obligation becomes irreversible — usually the signing of the main contract and the transfer of the money. Registration in the public register is appointed by a state body and is not chosen by muhurta.
If the main date is dictated by a bank or by the queue at the registry, the muhurta is applied to the deposit — with which, in effect, the deal begins — or to the hour of signing within the appointed day. Within a day there is nearly always a stretch with an acceptable lagna outside rahu kala.
The order of work
- decide which act counts as the deal and choose the date for that;
- discard vishti, amavasya, eclipses, gandanta, rikta tithis and spoiled yogas;
- select days with stable nakshatras and a waxing Moon;
- check the buyer's chandra bala and tara bala;
- within the day find a stretch with a fixed lagna, a clean fourth house and an unafflicted Mercury, outside rahu kala;
- choose the date of the housewarming separately, by the rules of griha pravesha.
What matters more than the date
Muhurta does not replace checking the title to the property. If the fourth house of the moment is afflicted and Mercury retrograde, that is a reason to read the documents more carefully, not to abandon the deal. And conversely: a flawless panchanga does not make a purchase with an unclear history of ownership safe.
